Derek asked us to look at the roof of his home in Tallaght, Dublin 24, where the old roofing felt had perished and the fascia boards along the eaves were rotting. We replaced the felt with a new breathable membrane and battens, re-laid the tiles, and fitted new timber fascia boards. It's the kind of job our team does every week, alongside roof repairs in Dublin across the city and county.

    The problem

The roof's original felt (the underlay beneath the tiles) had broken down: at the eaves it was torn, brittle and hanging loose, so it was no longer doing its job as the roof's second line of defence against wind-driven rain. The timber fascia boards along the eaves had blackened and rotted, and the old felt was peeling away above them.

Before: staining and rot ran along the length of the fascia.

    What we found

Once the tiles were lifted, the damage was clear. The felt had perished along the eaves, and some of the timber behind the fascia had rotted where water had been getting in.

Strip-out: old felt and rotten timber removed at the eaves, with the new fascia going on.

    What we did

    • Lifted and stacked the roof tiles so they could be re-used.
    • Stripped out the old, perished felt and the old battens.
    • Removed the rotten fascia boards and fitted new timber fascia boards along the eaves.
    • Laid a new Fakro Eurotop N35 breathable roofing membrane and fixed new treated timber battens over it.
    • Re-laid the tiles on the new battens.

Replacing felt like this is part of our roof replacement and re-felting work, and the new boards are covered on our fascia and soffit replacement page.

    Materials used

    • Fakro Eurotop N35 breathable roofing membrane (underlay)
    • New treated timber battens
    • New timber fascia boards, replacing the rotten ones like for like
    • The home's existing roof tiles, re-laid

    The result

The roof now has a new breathable underlay and sound battens beneath the re-laid tiles, and new fascia boards along the eaves in place of the rotten ones. A breathable membrane lets moisture vapour escape from the roof space while keeping wind-driven rain out, which helps keep the timbers dry.

    Roof felt and fascia questions

How do I know if my roof felt needs replacing?

Common signs are damp patches or water stains on upstairs ceilings after rain, drips or daylight in the attic, and felt that looks brittle, torn or sagging between the rafters. If you can see the felt at the eaves and it's black, crumbling or hanging loose, as it was on this house, it has usually reached the end of its life.

Do the tiles have to come off to replace roof felt?

Yes. The felt sits under the battens and tiles, so to replace it properly we lift the tiles, strip out the old felt and battens, fit a new breathable membrane and new battens, and then re-lay the tiles.

    Why do fascia boards rot?

Timber fascias rot when water keeps getting behind them, usually from failed felt at the eaves, blocked or leaking gutters, or paint that has worn away. Once a fascia is soft or blackened it needs replacing, because covering rotten timber traps moisture and speeds up decay.
